How does the Section 8 Rental Assistance Program work?

The Section 8 Rental Assistance Program is one of the federal government’s major programs for assisting lower-income families to secure decent, safe, sanitary housing.

The U.S. Department of Housing and Urban Development (HUD) provides funds to subsidize the difference between what an eligible household can afford and the HUD-approved rent for the approved housing unit. Eligible tenants will typically pay not more than 40% of their adjusted gross income toward rent, including utilities.

Section 8 housing must meet certain standards for safety and housing quality, and rents must be reasonable and fall within the Fair Market Rent and Voucher Payment Standard limitations determined by HUD and the Housing Authority. The rental assistance may be used in existing, new, or rehabilitated units.

Tenants must meet the income guidelines established for the program.
